São Paulo is primarily an apartment led market for central, premium living. Houses exist, but in the most desirable areas many private clients will be looking at high quality apartments, penthouses or secured condominiums rather than standalone homes.

The neighbourhood decision matters enormously. The areas most likely to interest premium private clients include Jardins, Itaim Bibi, Vila Nova Conceição, Moema, Alto de Pinheiros, Brooklin and parts of Pinheiros. São Paulo has the deepest international school market in Brazil. Options include St Paul’s School, a British school in São Paulo operating since 1926 for ages 3 to 18, and Avenues São Paulo, which opened in 2018 and serves students from early years to 18 on a large purpose built campus.

Independent school databases list a broad international school market in São Paulo, with one 2026 guide identifying 31 international schools in the city and another noting wide curriculum choice, including English, Portuguese, German, French and Spanish language options.

For families, this is São Paulo’s major advantage. If schooling is the central decision, São Paulo is often the safest starting point because it offers the widest choice. The practical issue is admissions timing and commute. A beautiful apartment in the wrong area can become a daily problem if the school run is brutal.

2. Brasília

Best for: families, diplomatic circles, space, modern architecture, relative order, high quality housing and a calmer version of city life.

Brasília is often underestimated by foreigners. That is a mistake.

It does not have Rio’s natural drama or São Paulo’s commercial density, but it offers a very strong relocation proposition for the right private client. It is planned, spacious, architecturally distinctive and relatively orderly compared with many Brazilian cities. Brasília International School is another English language option in Asa Sul, serving international students and positioning itself as a caring learning community.

The schooling market is smaller than São Paulo’s, so families need to check availability early. But for clients who want international education without the scale and intensity of São Paulo, Brasília deserves serious attention.

3. Florianópolis

Best for: coastal lifestyle, remote workers, wellness, nature, family quality of life, beach access and a softer landing into Brazil.

Florianópolis, often called Floripa, is one of Brazil’s most attractive lifestyle relocation options. It combines beaches, lagoons, hills, modern apartments, a growing technology scene, good restaurants, surfing, wellness culture and a more relaxed feel than Brazil’s largest cities.

Florianópolis offers one of the most interesting real estate profiles in Brazil for lifestyle buyers. The market includes modern apartments, beach houses, gated communities, renovated villas, hillside homes and premium ocean facing properties.

4. Curitiba

5. Rio de Janeiro

Rio is the emotional choice.

Rio has a smaller international school market than São Paulo, but it includes long established options. Escola Americana do Rio de Janeiro has campuses in Gávea and Barra da Tijuca, serving ages 3 to 18 at Gávea and younger year groups at Barra according to an international school database.

For school age children, Rio can work well, but admissions planning is important. Families should check campus location carefully before choosing where to live. A school in Barra and a home in Leblon may sound manageable on paper, but daily traffic can make the routine harder than expected.
